There are three main options available for inspection and reporting:
Valuation for mortgage purposes.
A valuation is normally the minimum requirement of a mortgage provider. It does not involve an in-depth analysis of the condition of the property.
RICS Homebuyer Report
A Homebuyer Report is written on an industry standard format, produced and licenced by the Royal Institution of Chartered Surveyors. It involves inspection of the main risk areas of the property. The report is produced in an easy to follow format. It includes a valuation and an insurance assessment.
RICS Building Survey
A Building Survey is the most detailed inspection and report. It is normally used for high value or unusual properties or in situations where there are known problems which require more bespoke assessment. It does not ordinarily include a valuation or insurance assessment, but these can be provided alongside the report as separate commissions if required.
